The future of the Wing Dingers property isn‘t the only Royse City economic development topic that‘s getting some discussion time.
During a recent meeting of the Royse City Community Development Corporation‘s Board of Directors, Executive Director Larry Lott reported on Taco Casa’s continuing efforts to find a suitable building site, a cabinet manufacturer’s interest in a 26,000-square-foot building on the city’s west side and the availability of two tracts of land totaling 189 acres off Farm to Market 2642.
Lott said there are two “very viable prospects” interested in the Wing Dingers site on the southeast corner of Farm to Market 548 and Interstate 30. He said both prospects are “restaurant-type facilities and both would be pretty good.”
The Wing Dingers building, heavily damaged by fire in 2010, is expected to be demolished this month.
Lott said he has been meeting about two months with Taco Casa officials regarding land for a “build to suit” restaurant building.
Taco Casa found a possible building site recently, Lott said, but that didn’t work out. Now, he said, officials are looking at two other pieces of land.
“The Taco Casa guy is really, really anxious to try to do something in our community,” Lott said during the board’s monthly meeting on July 24. “It’s wonderful to see people have that kind of interest in our community, but a lot of things have to work out to make this happen.”
Taco Casa has restaurants in 55 locations, including Rockwall and Greenville.
Lott also said he had talked recently to a representative of a cabinet manufacturer about a vacant building at 2501 Circle Drive. The 26,000-square-foot building formerly was occupied by Custom Band Sawing Inc.
The manufacturer would begin with 12 employees, according to Lott.
He told board members that there is an issue with the facility, “something we may be asked to help deal with at some point in time.”
The facility is served by a 2-inch water line, Lott said, which is too small for fire protection and sprinkler systems. About 400 feet of water line may have to be upgraded to a 6- or 8-inch line.
“These people are really getting serious and there again, this may be something we need to look at,” Lott said.
Regarding land off FM 2642, Lott said two tracts of land recently have been listed by Wicker and Associates, a commercial real estate firm.
One site is 107 acres on the northwest corner of FM 2642 and Interstate 30.
The second site is 82 acres north of the 107-acre tract. He said the 82-acre tract has power lines running through it and a 170-foot easement.
“There’s not a heckava lot you can do with that piece of land,” Lott said. “It’s a great piece of land. It sets up great. Drainage is super. Power lines right smack dab through the middle of it.”
Because of the power lines, Lott said, the land probably cannot be developed for residential. It’s zoned for residential, he said, “and that’s probably the best use for it.”
“We need to be alert for anybody that might need all or a portion of that 82 acres,” Lott told board members.
